If you’re thinking about relocating to Central Texas, chances are you’ve heard people talking about Salado.
This charming village located along Interstate 35 has become one of the most sought-after places to live between Austin and Waco. While Salado has long been known for its historic charm, boutique shopping, and beautiful creekside setting, it’s also experiencing thoughtful growth that continues to attract families, retirees, military veterans, and professionals looking for something a little different from the typical suburban experience.
As a local REALTOR®, I’ve seen firsthand the variety of people making the move to Salado.
Many active-duty military families stationed at Fort Cavazos are looking for a quieter place to call home while still maintaining an easy commute. Retirees—both military and civilian—are choosing Salado for its slower pace of life, beautiful scenery, and strong sense of community. I’m also seeing many families specifically seeking out Salado ISD and the area’s growing inventory of newer construction homes.
Small Village Charm
One thing you’ll hear locals say often is that Salado is a village, not a town.
The historic Main Street area remains the heart of the community. You’ll find locally owned restaurants, boutiques, art galleries, coffee shops, and seasonal events that bring residents together throughout the year.
Unlike many rapidly growing communities that lose their identity, Salado has worked hard to preserve the character that makes it special.
Salado Creek
One of Salado’s most recognizable features is the creek that winds through the village.
Whether you’re enjoying a meal overlooking the water, taking a peaceful walk, or simply appreciating the natural beauty of the area, the creek plays a major role in the community’s atmosphere. It’s one of those things that residents often mention when explaining why they fell in love with Salado.
Salado ISD Continues to Grow
The demand for Salado schools continues to drive interest in the area.
To accommodate growth, Salado ISD is investing heavily in the future. New school facilities are currently under construction, including a new high school, stadium, and middle school. These projects represent a significant investment in the community and reflect the continued growth the area is experiencing.
For families considering a move, these improvements provide confidence that the district is planning ahead while maintaining the quality education Salado is known for.
Growth Along FM 2484
While the historic village remains the centerpiece of Salado, much of the newer development is occurring along the FM 2484 corridor.
This area has become increasingly popular for new construction homes, larger lots, and neighborhoods that provide convenient access to both Salado and nearby cities like Temple and Belton.
The growth along 2484 offers buyers more housing options while still allowing them to enjoy the unique lifestyle Salado is known for.
Easy Access to Stillhouse Hollow Lake
Another major draw for many residents is the proximity to Stillhouse Hollow Lake.
Boating, fishing, kayaking, paddleboarding, hiking, and camping opportunities are all just a short drive away. For buyers who enjoy outdoor recreation, having one of Central Texas’ most beautiful lakes nearby is a significant advantage.
Is Salado Right for You?
As much as I love Salado, I always tell clients that no community is perfect for everyone.
Salado may not be the best fit if:
- You want to spend less than approximately $550,000 on a home. While there are occasional exceptions, many homes in Salado fall within the $530,000 to $650,000 range and above.
- You prefer having major retailers like Target, Costco, and Walmart just minutes away.
- You’re looking for a large metro environment with extensive nightlife, entertainment districts, and dense urban development.
Salado is intentionally different.
It’s a place where people choose quality of life, community, natural beauty, and small-village charm over convenience and congestion.
Final Thoughts
For many buyers, that’s exactly what makes Salado special.
Whether you’re relocating from another state, transitioning out of military life, retiring, or simply searching for a community with character, Salado offers something that’s becoming increasingly difficult to find: a place that feels authentic.
If you’re considering a move to Salado and would like local insight into neighborhoods, schools, new construction opportunities, or current market conditions, I’d be happy to help.
