5 Major Red Flags When Choosing a REALTOR®

5 Major Red Flags When Choosing a REALTOR® (And What to Look for Instead)

Choosing the wrong agent is like wearing the wrong shoes to a marathon—you’ll eventually get to the finish line, but it’s going to be painful, messy, and you’ll probably have some regrets. Knowing the red flags when choosing a REALTOR® can save you thousands of dollars and a whole lot of stress. In a market as fast-paced as ours, you need a high-level professional who handles your biggest asset with the “bad-assery” and ethical precision it deserves.

If you’re interviewing agents and see these five red flags, it’s time to say “thank you, next.”

1. They Use a Basic Combo Lockbox Instead of a Supra iBox

If an agent plans to put a basic hardware-store combination lockbox on your front door, run.

  • The Difference: Professional REALTORS® use Supra iBox systems. These are electronic, Bluetooth-enabled, and far surpass the technology of a standard combo box.
  • The Security Factor: Only licensed and vetted individuals get access to the app that unlocks these devices. As your listing agent, I can track exactly who came in, when they left, and who they were.
  • No “Leaked” Codes: Since it’s operated via Bluetooth, there are no combo codes for unauthorized people to see or share. It allows everyone to rest easy knowing your largest financial investment is protected.

2. A “Ghost” Social Media Presence

We live in a digital-first world. If an agent isn’t marketing on Instagram, Facebook, or TikTok, they are missing thousands of potential “eyeballs” on your property.

  • The Vibe: Real estate isn’t just about the MLS anymore; it’s about lifestyle storytelling. You want an agent who knows how to stop the scroll and get people through your front door.

3. They Have Few or No Client Reviews

Check Zillow, Google, and Yelp. If an agent has been in the business for years but only has three reviews (and two are from their mom), that’s a problem.

  • The Truth: Reviews are the “social proof” of a Realtor’s ethics and competency. A high-performing agent will have a trail of happy clients praising their negotiation skills and communication.

4. They’re Slow to Respond

If you call or text a potential agent and it takes them six hours to get back to you during business hours, consider that a preview of your future.

  • The Impact: Real estate is time-sensitive. If you can’t reach your agent, other agents can’t either. This means missed showing requests, delayed offer responses, and potentially losing out on your dream home or a “unicorn” buyer.

5. They Take Their Own Listing Photos

If an agent says, “Oh, I have the newest iPhone, I’ll just take the listing photos myself,” show them the door.

  • Professional Standard: Your home deserves a wide-angle lens, professional lighting, and high-end editing.
  • The Math: Listings with professional photography sell faster and for more money. Period. Cutting corners on marketing is a direct hit to your equity.
