The 4 Parts of a Mortgage Payment Breakdown in Texas

Most monthly mortgage payments are made up of four main components:

1. Principal

This is the amount you actually borrowed to buy the home.

Each month, a portion of your payment goes toward paying down that balance.

This is what the lender charges you to borrow the money.

Like taxes, your insurance premium is usually included in your monthly payment and paid through escrow.

Let’s say:

  • Purchase price: $300,000
  • You’re expecting a payment around: $1,800

Once you factor in:

👉 That payment could realistically be closer to $2,100–$2,400+
